This standalone villa, attached house or casita (however you would like to call it) is small and designed to utilize the leftover space in the development of 7 other condos. It’s a good use of space, built really for a single person or couple. It could also make a good Airbnb.

It has 2 bedrooms, the lower is small, it measures approximately 10 feet by 8 feet and can fit a bed and a nightstand. The upper bedroom has a nice view with a private terrace and good views both of the ocean and the mountains behind. This bedroom is long and spacious.

The development also has solar panels and as of now the Home Owners Association is paying for any additional electric cost, which has been almost nil so far.

The total HOA is $1,000 per year as of now and is managed as a committee of the 8 capable owners voting in accordance with how many shares your unit has. The title is deed, however, they are in a Mexican corporation that owns and holds title. You will be buying shares of the corporation and will receive shares as proof of ownership, like in a coop in the US. This makes title transfer quick and mostly free of charge. And there’s no need to pay for the yearly bank trust.

The HOA also pays for the property tax bill or predial bill, so the $1,000 per year HOA fee really saves you money when you calculate in a predial bill, a water bill, and possibly a bank trust as ongoing expenses. It’s really a great way to own property.

And did I mention the views will leave you in awe? The best on the coast due to the way the land slopes and to the north and south there is nothing to block your views. It’s a must-see to appreciate it.
